The Zoning Division is primarily responsible for short-range planning and the day-to-day application and implementation of the City's Land Development Code.
Such regulations determine the location of appropriate land uses within the City, the maximum density of development, appearance of development and regulate the required provision of infrastructure for existing and new development. Zoning regulations also define how far a structure must be placed away from the lot lines (building setbacks), how high it can be, how many parking spaces are required and how many trees should be planted (landscaping requirements).
The Land Development Code defines the standards for development of property and describes permitted uses for each of the districts shown on the Zoning Atlas. An integral activity undertaken by Zoning Division staff is that of working closely with developers and others in the development community to effectively plan, design and coordinate the development of quality projects city-wide. Such activities include conducting the City's Development Review process which, ultimately, results in well-planned proposals for development. After review, the proposals are, presented to the Local Planning Agency (LPA) and City Commission for approval.
Any Zoning Change requires an application which will be presented before the Local Planning Agency and the City Commission. The same application required for an Annexation applies to a re-zoning request.
